      • I specialize in the Valley Center and Northwest Wichita / Maize area. I am a lifelong resident of the area and regularly update my own database of market activity. If you are not in this area, I apply the same approach only more specific to YOUR situation.

  • Topics of Discussion Prior to searching for your new Home

    • What is your timeline, price range, and desired location?
      • Will you be ready to move when we find the exact home you want?

  • Finding the home YOU want

    • Multiple Listing Service (MLS) Searches
      • I will setup a customized search based on YOUR criteria so that I will be notified the moment a home comes on the market matching YOUR needs. (You can be notified at the same time I am if you desire.)
    • Inter-agency/Other Agency requests - Berkshire Hathaway has over 200 agents in the Wichita area. Utilizing our internal communication system I will let them know what you are looking for. If an agent has a new listing is coming meeting YOUR criteria you may well have first chance to buy it before it is even listed for the public.
    • Social Media - I will place Facebook and other social media ads in search of YOUR ideal home. I have had people contact me who are getting ready to list their home but it was not yet on the market for the general public.
  • Making an offer - Things to Consider

    • Is the home priced appropriately? I put a lot of effort into looking at comparable sales and what the house is actually worth in today's market.
    • What should stay with the home and what should be removed?
    • Are contingencies needed? (ie: existing home sale)
    • Inspections - What should you have done / what is required?
    • Request seller paid closing costs and/or improvements.
    • Earnest money - How much is appropriate?
    • Timeframe - closing and buy possession
  • After the Contract is Agreed - There's still work to be done

    • The Inspections - Be prepared for Anything
      • Termites, Radon, Mold, Structural Issues, Roof, HVAC, other
      • Or maybe nothing at all - but know your rights if something is found.
    • Financing - Applying for the loan, needed documentation
